Lots 5 to 8 inclusive, the 90% completed Units Lot 101 747m2 the site of the five 70% completed Units Lot 14 755m2 the steep Building Lot which can be sold-off or developed. TITLE The Vendor will possibly allow extended settlement to allow time for Compliance Certificate and separate Titles to all Units are issued. THE VACANT LOT 14 Lot 14 has an area of 755m2 as shown. It comprises a steep site, above the road, and is about elevated to the height of the Athfield House on Amritsar Street, slightly above and to the rear of Lohia Street, across the Valley, opposite. Lot 14 could be either developed, or sold to a private buyer, with the proceeds of such sale applied to the cost of the Driveway and Construction completion. STAGE OF CONSTRUCTION OF THE TOWN HOUSE BUILDINGS Building Plans are available. The Four Units in Lots 5 to 8 inclusive on the Subdivision Plan are weatherproofed, and the exterior painted. The interiors are fully-lined, with wiring run, and the kitchen joinery in place. There are no bathroom fittings installed. In general terms, we are advised that completion is approximately 90% complete. The Five Units, in a block of two Units, and of three Units, are unlined, with interior framing exposed. There are no interior stairs in place, and no bathroom or kitchen fittings onsite. In general terms, we are advised that construction is approximately 70% complete. Copy of Council's Resource Consent Decision is available. We are advised Wellington City Council have signed-off on all work and inspections todate. The Vendor will be able to provide formal advice of the project's status at any given time, as works proceed in the weatherproofing and plastering of the Units.
