The Risdon Peppermint Reserve is 31 ha of forest and woodland on the western fringe of Bridgewater and 20 minute drive north of the Hobart CBD. The property offers spectacular views of the Derwent River, Mt Dromedary and surrounding forest ridges. The property is fenced on the northern eastern and southern boundaries. Internal fencing delineates several small paddocks in the northeastern and southeastern corners of the block. There are four dams plus two small sheds on the property. The property offers several great home sites and could accommodate a range of recreational and small scale agricultural or pastoral pursuits. There is a vehicular track running from Cobbs Hill Road to a cleared approved house site in the northeast corner of the reserve plus several other vehicular tracks on the property that provides good access to different parts of the property. Reticulated water runs along the entire southern boundary. The property has an outlaying population of Risdon Peppermint, which is listed as both a rare species and a rare vegetation community. A small area of vulnerable Tasmanian blue gum forest and foraging habitat for several threatened fauna species including the endangered swift parrot. The Reserve has not been subjected to any comprehensive flora and fauna surveys. It contains potential habitat for several threatened flora species recorded in the vicinity and future surveys conducted at the right time of the year may identify threatened species on the Reserve. Covenant Conditions A draft Conservation Covenant is being prepared for the Reserve and will be registered on the title of the land, providing permanent protection for the conservation values. The covenant restricts any activities that may degrade the conservation values, but allows for construction of boundary fences, maintenance of fences and existing vehicular tracks and the establishment of walking tracks. A management plan will be developed with the new owners, ensuring that they are able to manage the threats to conservation into the future. The Tasmanian Land Conservancy is also able to offer ongoing advice and assistance to the new owners in managing the conservation values of the land.
