Legal Description: Lot 6 D.P. 72728 Area: 4.7947 hectares Tantalising glimpses of Barrier Oasis Lodge set back across a valley from Medlands Road evoke images of a Mediterranean villa - creamy white walls with terracotta awnings are set against a backdrop of green hills, bushy olive trees and a sunny vineyard. The gateway at the entrance to a sloping driveway is framed by a hand-carved wooden sign and flanked by oak wine barrels. These give important clues to the presence behind the facade, and tempt the visitor to discover the pleasures beyond. The lodge is close to Tryphena, the wharf and Claris airport yet set apart by a private olive-lined access across a rustic bridge and through grassy fields. The property comprises some 10 acres, the majority of which is in pasture and vineyards. The pasture reveals the legacy of the former farm from which the estate was carved. Overview Barrier Oasis Lodge has been created with inspiration from Mediterranean influences. It fills a niche market on Great Barrier Island, offering quality accommodation in a rural vineyard setting close to both west coast sandy swimming beaches and east coast surf beaches. The lodge has a romantic ambience, due perhaps to the vineyard, olive groves, Mediterranean-style architecture and gardens. For this reason it is a popular place for weddings. Revenue is derived from several income streams. The olive grove provides oil and pickled produce for use in the restaurant, the vineyard produces grapes for wine, the restaurant enjoys the patronage of both guests and local residents and accommodation is provided in well-appointed suites. Restaurant The restaurant caters comfortably for 28 patrons. There are several 'areas', each with its own mood and ambience, in which to seat guests according to the number in the party and the style of cuisine. 1. The conservatory has terracotta tiles that are cool in summer and trap warmth in winter. Here is situated the perfect breakfast nook, sunny and airy with bay views. Table space for 6-8 can be augmented, if necessary, with extra small tables. . The formal dining table seats 10 and is set in an alcove with a huge picture window affording inviting garden views. Here is the place to dine while watching the magnificent sunsets over Tryphena Harbour. In cooler months this area is cosy with a large logburner providing wrap-around warmth. 3. Alfresco dining takes place in a specially developed outdoor entertaining and barbecue area. There is seating here for 10 at one large table and capacity can be increased with use of other smaller tables on the terrace or deck. A separate undercover 'barbecue kitchen' adjacent to this area is an important part of the kitchen amenities. Cuisine Delicious international cuisine is offered in the fully licensed restaurant, augmented by olives and olive oil produced on the property. Barrier Oasis offers a comprehensive wine list featuring their own Cabernet Sauvignon straight from the vineyard. The restaurant has featured in TVNZ Taste New Zealand, Air New Zealand Inflight magazine, New Zealand House and Garden magazine, Conde Nast Traveler magazine and Gourmet Traveler magazine. The Kitchen The current kitchen functions efficiently to cater for in-house guests and is augmented by a separate but adjacent barbecue kitchen which opens to the alfresco dining area to cater for larger groups. Weddings of up to 70 guests have been hosted comfortably. Bar The bar area is adjacent to the kitchen and lounge, featuring refrigerator, bar chiller, bottle and glass storage. Lounge Barrier Oasis Lodge has a large and comfortable lounge area styled with an eclectic mix of memorabilia collected from the owners' extensive travels. A freestanding logfire provides warmth and atmosphere in cooler months. The fresh and airy conservatory area also contains casual cane furniture for relaxing indoors in a sunny spot. Suites There are two beautifully spacious suites with ensuite bathrooms in the main complex, one slightly bigger than the other. These are equipped with king-size bed, sofa bed, cane lounge furniture, Sky TV, video recorder and bar refrigerator. These rooms open on to sun-drenched decks offering idyllic views of rose gardens and lush valleys, olive groves and vineyards. Cottage A separate self-contained cottage has a kitchen/dining/lounge area with a king-size bed and sofa bed, while an additional bedroom contains two single beds. A pretty courtyard area adjacent to the cottage provides a secluded and shady sitting place or private barbecue area. Steps leading up from this courtyard go to the vineyard on the slope behind the lodge. Owners Accommodation There are two areas used at present as owners' accommodation. The first is a large mezzanine-type area with separate bathroom situated upstairs from the main lounge and above the kitchen and guest suites. This area also functions as office space. The second is a separate house adjacent to the cottage. It has a double garage underneath which contains the lodge laundry facilities and is used as workshop/storage area. Upstairs is a very attractive one bedroom flat. It is designed with an L-shaped kitchen/lounge/dining area, a queen-sized en suite bedroom, balconies front and side to take advantage of views, privacy and shelter, and a patio with private gardens at the side and rear. This area has potential to become part of the revenue stream for the lodge, being a very desirable and attractive part of the total lodge complex. It has a separate entrance and therefore could be used as extra separate guest accommodation charged at premium rates. There is also a separate sleepout located beside the vineyard which is used as workers accommodation. It has no kitchen or ablution facilities. Grounds Barrier Oasis Lodge has been developed with particular regard to the beautification of the grounds. Sensitive landscaping has divided the area surrounding the building complex into private garden 'rooms' connected by paths which lead the wanderer into a series of new delights at every archway and corner. The plantings feature Mediterranean-type plants such as olives, grapes, lavender, citrus and palms, blended with English cottage-garden annuals and perennials. Clipped hedges, shrubs, taller trees and border plantings are balanced with groomed lawn areas in a series of garden pockets dressed with benches and chairs for seating and relaxation.
