Description

The ultimate tree change by the river. This unique property offers the ultimate in country living in an environment which needs to be seen to be believed – Plus an Income!!! Depending on your lifestyle dream, this tranquil 2.2 acre property in a stunning location with absolute Blackwood River frontage, could become your own exclusive private country estate or continue to be run as a prestige adult accommodation retreat. With a main residence and four luxury suites, Tweed Valley Lodge presently operates as a business, providing new owners the opportunity to derive an immediate income. Should the new owners want to develop the property even further as a short-stay tourism paradise, the lodge also has development approval for additional suites utilising a large (168 sq.m) separate building originally built as a studio. Just 2 km (2 minute drive south) from Bridgetown CBD, Tweed Valley Lodge has been lovingly restored and the property tastefully landscaped over 3 years by current owners Ray and Pauline Thomas. They have achieved their aim of developing and running an iconic adult retreat and it is now time to move on and allow new owners to take this property to the next level. Built in 1994, all Tweed Valley Lodge buildings face North and run parallel to the Blackwood River just 40 meters away. Uninterrupted views of the river are provided through full floor to ceiling double glazed windows and doors complemented by wall, ceiling and floor insulation to maintain excellent inner temperature conditions throughout the year. The main building features exterior Cedar panelling, colourbond roof, solar hot water systems and pine-clad ceilings with a brick-paved verandah all round plus undercover parking bays for 10 vehicles. The main residence includes open plan living and kitchen area, Jarrah benchtops & cupboards, cathedral pine ceiling & pine wall cladding, Osburn slow combustion woodfire, reverse cycle air conditioning, luxury ensuite with spa, and a huge walk-in wardrobe in the master bedroom. A spacious, outdoor entertainment & BBQ area with underground swimming pool and exotic garden are all enclosed within a large conservatory attached to the main residence. The four spacious, luxury, self-contained accommodation suites all have fully tiled ensuites, parquetry flooring, pine ceilings and are tastefully decorated and furnished with floor to ceiling outlooks directly to the gardens and riverbank. Please view our business website www.tweedvalleylodge.com.au for more information, images and description of these suites. A huge sail-covered decking, adjacent to the studio building, provides a guest BBQ area and viewing platform providing magnificent panoramic views of the property and river. The decking is connected to the suites and main residence by a boardwalk that also leads you to the gardens and the riverbank. The property features a line of entry statement gum trees and native grevilleas, over 1,000sqm of kerbed and bitumen paved driveways, and masses of reticulated cottage gardens and nature strips. Soft winding sawdust pathways throughout the gardens lead you to the river where a magnificent array of mature Marri, Jarrah and Flooded Gum trees interspersed with native shrubs, provide a stunning backdrop to over 100 metres of riverbank frontage. Tweed Valley Lodge has become a birdwatchers’ paradise, with over 70 different bird varieties so far identified by Ray and Pauline on the property. One of the highlights for our guests is the daily bird feeding which attracts multitudes of parrots each afternoon and morning along a corridor of bird feeders directly outside all suites. Bridgetown is in the centre of the South West region of Western Australia, located on the South West Hwy exactly half way between Perth and Albany, some 270 km each way. The seaside towns of Bunbury and Busselton are 90 km to the west, with the Margaret River region a casual 90 minute drive. Bridgetown is also in the centre of the Blackwood River Valley (BRV) region, considered by many visitors to be the most beautiful valley in Australia’s South West. The BRV includes the neighbouring towns of Boyup Brook, Nannup and Balingup, all within a 40km radius of Bridgetown. Each of these towns has their own unique village atmosphere but share the same warm, friendly community spirit and pleasant country lifestyle. The BRV, with its rolling hills, Jarrah and Marri forests, amazing array of bird life and stunning scenery, forms part of the hinterland of the South West region and features numerous and unique award winning wineries, galleries and shopping outlets, all of which are now attracting steadily increasing visitor numbers from all parts of Australia and overseas. The BRV is also a renowned event region with over 20 major & successful annual festivals, field days and shows attracting many thousands of music, sporting, cultural and garden enthusiasts. The Bridgetown Blues for example, a 3 day music festival held in November, includes many major international and Australian artists and attracts over 12,000 visitors each year. You will be amazed at the WOW factor of Tweed Valley Lodge and its surrounds, just as Ray and Pauline were over 3 years ago when they first saw it. As one recent guest put it: “The angels brought us here – it is truly heaven.” So, if you are seeking true country lifestyle at its best in a luxury residence that offers peace, tranquillity, beautiful gardens and aromas, stunning forest and river views and an amazing array of Aussie bush birds, then the Tweed Valley lifestyle may be just for you. You are invited to come and experience it for yourself – it is highly likely you won’t want to leave. If you would like more specific information and/or wish to view the property, please contact us.
